Is anyone looking for a reason to have a new build home professionally inspected? This is why. One furnace heat vent dead ends under the roof decking. Not only is this a fire hazard, but all of the carbon monoxide and fumes are now entering the home.

This house is only a few years old and needs immediate attention for service from a qualified HVAC contractor.

Here are three recent sewer scope issues I found,

Here are three recent sewer scope issues I found, that emphasize the importance of having your sewer line evaluated before buying your next home.

1. The first image is an almost complete blockage. There is a plumbing test ball stuck in the sewer line. This was at a beautiful, fully remodeled house.

2. The second image is from a fix and flip property. The seller must have washed materials down the sewer line. This is a 100% blockage of the line.

3. The last image is from a sewer line at a very old, vacant property. The line has completely collapsed.

Water leaks are a problem. 💧

I noticed a wet wall and obvious leaking on the exterior concrete stem wall. Turns out the water supply valve for this refrigerator was just replaced and not checked. ‼️The house has been vacant for a few weeks. The wall and surrounding cabinets now need repair. I turned the house water supply off and contacted the listing agent. Home inspector to the rescue! 👍🏻😁

I found a crushed sewer drain clean out access poi

I found a crushed sewer drain clean out access point recently. This cleanout cap is the easiest way to access the homes underground sewer line for service or to have it evaluated by a sewer camera. This one was damaged when the seller had a pool installed over the summer. I’m sure digging equipment rolled over this cleanout multiple times causing the damage. Now the pipe is full of dirt, rocks and debris that could potentially drop into the sewer line and cause a backup. Service is recommended to help prevent this from becoming a future backup issue.

Time for a new water heater! This one was slowly leaking, without a drain pan, and will eventually cause damage to surrounding walls and floors. Fortunately it was in the garage and no major damage yet. I still checked the walls around here with my thermal imaging camera.

Why is it important to hire a home inspector that will go onto your roof? Simple. They will see things you cannot notice otherwise. Here we have a missing weather cap on a fireplace. Maybe it blew off in the wind? Maybe it was never installed originally? Who knows! It needs to be corrected to help prevent moisture, pests or debris from getting into the fireplace flue.
